
The river-front property offered numerous challenges. Since the new house site would be not just in the flood plain, but also in the floodway, the foundation had to be designed so flood water could flow under the home. Since the foundation would displace flood waters, additional soil had to be removed from the property to compensate for the displaced water. The Stones and the flood engineer settled on a raised pier foundation for the home and slab foundation for the garage and storage.
The resulting crawl space foundation custom home lets the Stones enjoy the river on a day-to-day basis while allowing for potential flooding without damage to the home. The picture shows the 6’ height of the piers for the back porch, as the river bank descends from the back of the home. The back porch offers a beautiful shaded view of the San Marcos River. The budget friendly home exterior features Hardie siding and composition roof.
